Mr. Paul Nieto is a Senior Advisor with Kosmont Companies. An experienced real estate development and project finance executive, Mr. Nieto has led the design, entitlement, financing, and construction of numerous master planned communities, single-family and multi-family housing/affordable housing projects, retail and mixed-use developments, and infrastructure. He is an expert in bringing complex projects to fruition, he has, throughout his career, successfully aligned market considerations, financial structures, and approval processes to address the needs of diverse stakeholders, creating vibrant destinations that deliver positive user experiences, foster a sense of place and provide benefits for surrounding communities.
As former EVP of a mixed-use developer, he led the entitlement and architecture design teams for a 60-acre mixed-use village for a large tech company with over 1,700 residential units, 1.6 million square feet of office and meeting space, a 193-room hotel, retail of 200,000 square feet and community benefits of parks, paseos, open space and affordable housing. The 4-year approval process involved extensive outreach with stakeholders, local government, thorough environmental impact studies and substantial community amenities, with all the buildings being LEED Gold. Prior to this, he led the development of over 1,500 residential (including affordable) mixed-use projects featuring experiential retail, restaurants, and a hotel in historic brick and timber buildings.
Earlier in his career he was the CEO of a development company that created a 3,200-acre masterplan in San Diego County comprising 9,000 housing units, over 1.5 million square feet of retail (boutique, neighborhood and big-box), thematic amenities such as: a signature 15-acre lake, tennis club, golf course, numerous community pools and clubhouses, a 200-acre business park, and six schools. Extensive infrastructure was involved, which was financed through a combination of private capital, assessment districts, Mello-Roos districts for the schools and third-party reimbursements.
Mr. Nieto has extensive expertise in financial feasibility. He began his career in banking, having funded over $2 billion in real estate construction loans in the Los Angeles/Orange County areas.

Mr. Nieto is active in the housing industry. He serves as a Board Member of the California Building Industry, the Building Industry of Bay Area (past Chair for 3 terms). He is active in Urban Land Institute (ULI) and Lambda Alpha.
EDUCATION
Mr. Nieto has an MBA in Finance & Accounting from USC and a Bachelors Degree in Economics from UCLA.
